Part-Time Maintenance Technician (Direct Hire)

Location: Southgate, Bloomfield Township, Wixom, MI (Travel required between properties)

We are seeking a highly committed and versatile Part- time Maintenance Technician to join a team, providing essential support across our Southgate, Bloomfield Township, and Wixom properties. The ideal candidate will exhibit a strong dedication to internal and external customer service, maintain a professional demeanor, and be responsive to the urgent needs of our properties.

Major Responsibilities:

• Travel regularly between Southgate, Bloomfield Township, and Wixom properties to assist with diverse maintenance tasks.

• Exhibit a strong commitment to the service needs of internal and external customers, representing the company in a professional and courteous manner.

• Review work order priorities with property management and respond to maintenance requests and work orders quickly and efficiently.

• Assist with apartment unit turnover tasks, including repairs, painting, and ensuring units are move-in ready.

• Perform routine and minor maintenance tasks across all common areas and units, utilizing basic skills in general cleaning, basic repair, carpentry/painting, electrical, and plumbing.

• Follow and maintain preventative maintenance programs and schedules diligently.

• Maintain a clean and safe work environment at all times.

• Comply with all applicable codes, regulations, governmental agencies, and Company directives related to building operations and work safety.

• Handle emergency maintenance situations as needed, demonstrating an acute sense of urgency.

• Perform other duties as assigned to support property operations.

Potential Maintenance Tasks (Including but not limited to):

• General Cleaning: Maintain storage/equipment areas, clean light fixtures/exterior objects, pick up miscellaneous property, clean specific areas, perform basic (non-professional) extermination of pests, and clean up non-hazardous emergencies.

• Basic Repair: Perform ceiling tile replacement & light covers, basic mechanical fixes, adjustments, and installations (e.g., doors, handles, blinds), install new signage, directory strips, and correct stop signs, fix concrete/asphalt cracks, and perform basic appliance fixes and installations.

• Carpentry/Painting: Address loose flooring/carpet issues, perform cosmetic touch-ups of walls, woodwork, and metal surfaces, and paint apartment units as needed.

• Electrical: Change out light fixtures/normal ballasts (non-hard wired), replace electrical outlets and lighting switches, and replace blown fuses/reset tripped breakers.

• Plumbing: Fix/tighten/install faucets, seals, and toilets, replace flush valves, and fix small leaks.

Desired Skills and Experience:

• Requires a valid driver’s license and must carry full insurance coverage on personal vehicles.

• Contractor, electrical, and plumbing licenses are considered a significant plus.

• Prior experience working with multifamily, retail, and industrial properties is strongly preferred.

• Physical Requirements: Ability to stoop, stand, walk, climb stairs/ladders, and lift/carry heavy loads of 40 lbs. or more.

• Successful completion of a drug and background screening is required.

• Responsiveness: Demonstrated ability to perform responsibilities with an acute sense of urgency to meet the needs of others; proactive in solving problems; willing to accept a variety of tasks associated with this position.
